Why Hire Iron House Design and What to Expect from Us
Iron House is one of the very few (if not the only) U.S. firm specializing in luxury home, boutique residential, and custom garage gym design. We consider ourselves somewhere in between a traditional interior design company and those companies that merely place fitness equipment on a floor plan. This distinction is reflected in our transparent pricing and our straightforward, no-contract process.
We're passionate about design and up-to-date on the latest trends—but more importantly, we really know fitness.
And while we craft detailed and thoughtful gym designs tailored to your space, it should be noted that we typically don’t handle the building phase, which again, is reflected in our pricing. To bring our designs to life, we work directly with your builder and/or contractor and any of the other professionals that you may already have on board. That said, we provide them with everything they need to bring those designs to life.
How Does Iron House Charge?
Up-Front Costs: This is a creative fee guaranteeing a minimum of hours for each project, required before starting any designs or drawings. This has been our fee since 2015.
$1,500 per room: Standard home gym or wellness projects, guaranteeing a minimum of 12 hours of work.
$2,500 per room: Complex projects or larger facilities, guaranteeing a minimum of 20 hours.
This fee includes the development of 2D and 3D floor plans, design concepts, and revisions from concept to completion. We will work with you to select the right fitness equipment, flooring, mirrors, AV setup, wall colors, ceiling designs, and more to ensure your space is perfectly tailored to your needs. For new construction, this fee also includes all electrical needs and structural requirements to your builders or handymen for proper equipment installation.
This creative services fee also covers our support throughout the entire project—from initial design concepts through the gym build process.
Additional Costs, if needed:
Site Visit: Varies by project and location.
Storage Design of built-ins: $250.00
Construction/Project Management: Most of our clients have their own builders prior to calling us. However we have been asked to do this ourselves. Should you require us to serve as the general contractor for your project, additional fees will apply for that service depending on the scope of the project.
Delivery/Install of Equipment: Priced by the trucking service/manufacturer. This price does not come from Iron House. Please also see “Will Jim and/or Tanya be at our install” below.
Fitness Equipment Costs: When it comes to fitness equipment, if you don't already have your own equipment, we are direct distributors and importers of several luxury fitness brands. We also have access to a wide range of standard equipment, ensuring that you’re not limited to one specific brand. This gives you the flexibility to choose the equipment that fits your vision, and if ordered through us, we will handle procurement, coordination, and installation, making the entire process seamless for you. The costs of all equipment is going to be the MSRP. The good news is that we do not add a percentage on top of the equipment costs since we are direct distributors, however if you are only shopping for equipment and not using our design services, please be aware that we do not compete on price or bid against other quotes for your business. Our prices are standard for everyone. We like the transparency of how this works and it allows us to keep up our great customer service standards. We charge uniform pricing in line with manufacturer requirements, and most luxury brands we deal with don’t generally go on sale anyway. That said, if they do go on sale, we will also pass along that sale to you.
How Long Will My Project Take?
Once you are our client, it takes about 2-weeks to get the initial layout. This gives us time to do our homework and build your space into our system. It also allows us to juggle previously scheduled commitments with our other clients who may be at different stages of their gym design/build.
The buildout timeline depends on how quickly decisions are made and where you are at with your building/construction at the time. Contact us early to discuss your project.
Equipment lead times: Typically 16-23 weeks from order date for most luxury brands and 8-12 weeks for most standard brands. While we manage the process and keep you informed, we cannot control lead times due to the made-to-order nature of most fitness equipment. This cannot be stressed enough. We are not the manufacturer of any equipment. While we help you place your orders, there are some things that are simply out of our control. Delays from the manufacturer is one of those things. That said, our strong vendor relationships give us priority in many cases.
Will Jim and/or Tanya Be at Our Equipment Install?
Unless specifically requested, Jim and Tanya will not be on-site for the install. We are happy to accommodate requests for on-site presence, but there is an additional fee. For standard installations, homeowners must ensure someone is on-site to oversee the crew.
Typically the additional fee to have Jim and Tanya at your install averages about $2500. This fee includes: Travel costs (airfare, hotel, etc.) for both Jim and Tanya. For local installs in the tri-state area, this fee would be $1500 to oversee everything. While not typically necessary, we accommodated this request quite often.
Do We Offer Services to Other Trade Professionals?
Yes! We collaborate with other designers, architects, and builders, offering design services and equipment selection. If you’re working on a home gym or wellness project but need expert fitness input, we’d love to help. Please inquire for more information on this.
